For just $1995 paid at closing we will:

• List your home in the MLS for 6 months
• List your home on eauclairebyowner.com for 6 months
• Provide you with a yard sign with your phone number on it
• Showcase your listing on Realtor.com
• Post your home for sale on Craigslist, Google Base, and other sites (with our contact info)
• Accept and present all offers from other real estate agents. These offers will be delivered directly to Eau Claire by Owner, and then we will contact you ASAP to discuss the merits of each offer. You may also contact us to discuss the merits of offers you may receive from unrepresented buyers.
• Keep records of all showings by real estate agents to help avoid future confusion as to who procured the buyer.
• Communicate between you and the buyer or the agent working with the buyer.
• Assist in preparing counter offers.
• Order title work.
• Arrange for earnest money to be held by a third party if necessary.
• Schedule the closing and communicate with buyer or buyer agent, title company, and lender to ensure it will go smoothly.

You still retain the right to sell By Owner. As a condition of listing in the MLS, you must offer a co-broke to other Realtors who want to show your home (2-3% or a flat fee). But if you sell yourself without another real estate agent involved, you could pay only $1995 for MLS exposure and full service real estate! And it doesn't cost anything to get started!
